After Hours EMERGENCY, text the emergency line 417-434-9020.
Please use all ALL CAPS and include the following (Address, Name, Type of Emergency)
EMERGENCY during work hours you can call us weekdays 9AM-5PM
Fire: Please make sure that you have vacated the unit and called 911. Once you have gotten out of the unit and also called the emergency 911 line then notify Blue Shutter Property Management. Any details will need to be relayed to our team regarding fire.
Locks: If you are locked outside of your unit or if you are locked inside your unit. If this is due to tenant error fines and fees will be charged for the unlocking service.
HVAC Issues:
Winter: Regarding if heat is below 60 degrees. Before sending an emergency please make sure that your thermostat is turned to the heat and that any breakers have been flipped to the correct position.
Summer: Regarding air conditioning if the temperature reaches 85 or higher it will be considered an emergency. Before sending an emergency please make sure that your thermostat is turned to the cool and that any breakers have been flipped to the correct position.
Water Leaks/Flooding: Please make sure that the water is shut off immediately. The unit must have a massive leak that constitutes flooding. If the water is coming from a conjoining unit into yours make sure to make the neighbor aware and to make sure that the water is turned off in their unit.
